Tri Pinnacle之了解

去了解Tri Pinnacle的project之后,说真的除了layout design 令我心动,其他的因素真的有让我犹豫。我就直接copy我在property talk 留言到这里。

= 3 Blocks, Block A of LMC while Block B (16 units per floor) & C for Affordable (11 units per floor).
* for affordable, you will either get Block B or C. (both with 3 lifts and 2 blocks are link together)
** car park & lift area with access card, meaning Block A can't enter. (borrow them or bring them in mah can liao lor, so many talent outside just duplicate the access card)

= Facilities on 13th floor, 1st floor of residence is on 14th floor. 13th floor below are car park (what the!)

= Top up package: Package A - additional car park 50k, Package B - renovation 50k (not include kitchen, what the!), Package C - furnished (Furniture IKEA, Electrical Samsung & Panasonic).
* u must take package A follow by B then C by sequence. (meaning if u wan B, then u need take A)
** if u take A & B, your units confirmed will be any unit at high floor (maybe last 5 floor) and given 5 chances. (so politically, all about $!)

= Free SnP only if take package A + B.

1) Expensive package A, B & C
- additional car park, 50k per for additional car park is ridiculious.
they knew it, nowadays just husband n wife 2 cars ady. Most of us sure need the additional car park. They are terribly make profit from that.
- 50k renovation but exclude kitchen, kitchen is heart of renovation (must renovate area) for every family.
- Package C is too much, we rather buy ourself. If everyone can afford 450k, then this project cant be named as affordable housing plan. Ridiculous!

2) Crowded
- Block B with 16 units per floor really crowded; moreover, Block B & C are link together will create crowded environment

3) Total 12 floor for car park? even higher than shopping mall car park, siao liao!
- I rather hope get my parking lot at 1st floor, then take lift. I think I already reach home while other still 'climbing up’ to their higher floor parking lot.
- or shall developer build car lift?!?
- developer smart enuf, no need to purchase bigger land, all car park at multilevel instead of lower ground surrounding compound.

4) Again, politically if you take package A+B, u will be given 5 chances to get the unit u most satisfy.

5) Build similar to Condo facilities? or create future/long term profit with more facilities?
- more facilities = maintenance fee higher. How many of us can fully utilize the facilities?
- maintenance fee 160 + sinking fund 16 = RM 176 (u must consider RM176 for monthly expense)

6) not suitable for old folks especially those can’t drive because location too deep inside.

原本RM300k的房子拿了package A – additional car park变成RM350k,想起来真的很不划算。

希望我没有听错或误解以上的任何重点。

Aspen Group - Tri Pinnacle

在完全没有念头和察觉的时候,我竟然被offer 价值RM300千的政府Rumah Mampu Milik。真的想都没有想到会得到RMM,毕竟有些人等到好几年都还在等。

Tri Pinnacle位置与 Mount Erskine,对我来说是蛮远而且还蛮偏僻的。虽然说可以’tolak tawaran’ 3 次,但是我不想冒险先接受才来打算。对我来说,就好像上天赐给我的就接受。这个Project是属于Aspen Group。我对这发展商不认识,希望不会失望,毕竟这是他们第一单政府廉价屋计划。

目前就等Aspen Group的来信才知道下一步。我觉得预测大概3年过后才可以竣工吧,2018年了。
